Overview of our Mortgage Programs

This is a 30-year, fixed interest rate home loan available statewide through approved banks and mortgage lenders. These loans focus on first-time homebuyers, and eligible repeat homebuyers in targeted areas. Loans must be insured or guaranteed by FHA, VA, and USDA or meet Fannie Mae HFA Preferred or Freddie Mac HFA Advantage program guidelines. 

DOWN PAYMENT ASSISTANCE -This secondary loan helps cover the down payment and closing costs on Home Loans. Borrowers receive $10,000 in assistance that is fully forgiven if they stay in the property for 15 years.  

COMMUNITY LENDING OPTIONS

County First

  • Loans focus on first-time homebuyers, and eligible repeat homebuyers in economically distressed targeted areas. 
  • Qualifying individuals may receive a reduced interest rate.

Families with Disabilities

  • Loans focus on first-time homebuyers where a family member may be disabled. Qualifying individuals may receive a reduced interest rate.

First Generation Home Buyers 

  • Loans focus on first-time homebuyers whose families have never had the opportunity to own a home. Qualifying individuals may receive a reduced interest rate.

Housing Choice Voucher  - Homeownership

  • Loans help eligible HCV participants transition from renting to homeownership by allowing rental assistance to be used toward monthly homeownership expenses.

PALMETTO HEROES (PEOPLE OF SERVICE) - CURRENTLY CLOSED FOR 2026

  • SC Housing celebrates and honors the men and women who serve. Qualifying individuals receive a reduced interest rate on Home Loans. Available to the following: teachers, nurses, first responders, military, and veterans. 

This is a 30-year, fixed interest rate home loan available through approved banks and mortgage lenders. These loans focus on moderate income borrowers regardless of prior homeownership status. The conventional loan options provide for a minimum down payment of 3% and are also eligible for down payment and closing cost assistance and are only available for delivery to Fannie Mae and Freddie Mac by Housing Finance Agencies.
