NOTICE OF PUBLIC HEARING
Notice is hereby given by the South Carolina State Housing Finance and Development Authority (the “Authority”) to all interested persons that a public hearing will be held regarding the proposed issuance by the Authority of its Multifamily Housing Revenue Bonds/Note (Long Branch Apartments) (the “Bonds”), in the maximum principal amount of $24,238,373. The Bonds are intended to be issued as qualified exempt facility bonds for qualified residential rental projects under Section 142(a)(7) of the Internal Revenue Code of 1986, as amended.
The Authority will lend the proceeds of the Bonds to Long Branch SC LLC, a South Carolina limited liability company (the “Housing Sponsor”), to provide construction and permanent financing for a portion of the costs of acquisition of land and construction thereon of multifamily rental housing facilities to be known as Long Branch Apartments, consisting of approximately 180 apartments and related facilities (the “Project”). The Project site has a current mailing address of 305 Emile Street, Greenville, South Carolina 29617. The Project will be constructed on the unimproved tract of land consisting of approximately 24.46 acres, and located in the northwest quadrant of the intersection of Leone Avenue and Emile Street in the unincorporated area of Greenville County, South Carolina. The Project will be owned by the Housing Sponsor.
The public hearing will be conducted telephonically on Wednesday, June 25, 2025 at 10:00 a.m. and the public will not be able to attend in person. However, all persons who wish to listen to the public hearing may join by calling toll-free at 1-646-828-7666 and using access code 1609596655. All persons who intend to express their views for or against the proposed issuance of Bonds, the nature of the financing, or the approval of the issuance of the Bonds must contact the Authority, not less than 24 hours prior to the public hearing, via email to LeeAnn.Watson@schousing.com to inform the Authority of your intent to do so. Those who participate in the public hearing will be permitted to address the Authority regarding the financing or the Bonds.
